CHIPS OFF THE BOARD

 FROM THE BOARDROOM

----------------------------------------

Exterior inspections are completed, with reports sent to owners whose lots needs work. While we can expect each lot to be maintained properly, we can only advise, when asked, as to how to landscape the lot. These inspections are required to maintain the beauty of our village and to keep the park and our properties at the highest possible value.

The Association's Board of Directors are requesting your cooperation in upholding the CC&R's of our Association.

There is a serious problem of residents improperly parking in designated Visitor Parking areas. Visitor Parking areas are not a whim of the Board of Directors, but a mandate by the City of Camarillo Planning Commission. The CC&R's of our Association state in Article VII, Section 16 - Parking, the following:

"No parking of vehicles of any type whatsoever on any portion of the streets in the Village shall be permitted. No Owner shall do anything which will in any manner prevent the streets and driveways from at all being free and clear of all obstructions and in a safe condition for vehicular use.

All parking spaces within the Common Area guest parking areas ('Common Area Parking') are hereby designated for the temporary use of visitors and guests of members; provided, however, the Board may provide in the Association Rules for Owner use of the Common Area Parking on a temporary basis for short periods of time. In no event shall any Member do anything which is calculated to prevent use of the Common Area Parking by visitors and guests of other Owners. Any vehicle parked in violation of this provision or the Association Rules may be towed away at the expense of the owner of the vehicle."

Residents cannot use these lots as their carport overflow. Too many people park vehicles all day and night with little regard for the rules - which we all received upon moving into this community. Residents, with written permission from the Manager's office, may occasionally park their vehicles for short periods of time in the visitor areas. Please review your documents and realize that "common interest developments" have governing documents that are there to keep order in a community such as ours. No community can exist with its residents making and changing the rules to satisfy their self-interests in a helter-skelter fashion. No one resident has the right to make or break the rules for their own reasons. No Homeowners Board can or will tolerate this behavior.
