2008-2009 Additional Rules download THIS Adobe PDF file ACTS OF THE LAKES AT BELLE TERRE HOMEOWNERS’ ASSOCIATION; RULES AND RESTRICTIONS The following Rules and Restrictions, listed in order of enactment, have been passed by a vote of the Board of Directors or duly voted on by the membership, pursuant to the Articles and By-laws of the Association and are hereby appended to the official By-laws, to be updated yearly following the annual meeting: ACTS OF 2008 Passed on November 5th, 2008 Effective January 10th, 2009 1. The original By-laws, as adopted on May 17th, 2001, are hereby confirmed. 2. Dogs, when outside of their fenced area or owner’s lot, must be kept on a leash not exceeding 6 feet in length, and held by a person capable of controlling the animal. 3. Mailboxes must have a new appearance and be maintained with black paint. 4. Three-way stop signs are to be installed at the corner of Rue de Fleur and Rue de Vior. 5. Annual dues are hereby raised to $150 per residence; invoices shall be mailed by January 10th of each year and payment shall be due by February 10th. 6. If dues are not paid within 30 days of the date of the invoice, a $30 late fee will be imposed; if they are not paid within 60 days an additional late fee of $10 will be imposed. 7. Trailers or boats may be kept in the front of the lot or where visible from the street for a period of not more than 7 days; after 7 days a fine of $10 per day will be imposed. ACTS OF 2009 Passed on November 4th, 2009 Effective January 10th, 2010 8. Any restriction violations will first be addressed by a written warning, to include a deadline for compliance. If there is no compliance by the deadline provided, the Board may assess a fine of up to $10 per day, determined by the severity of the violation, as determined by the Board. Any such fines shall accumulate until the violation is corrected. 9. The Board shall collect dues as prescribed in the covenants. Legal action, to include liens, judgments and garnishments of wages may be used to collect unpaid dues. 10. Two board members’ signatures are required on all Association checks. 11. Annual dues shall remain at $150 per residence. 12. Quarterly expense reports shall be posted to the Association website. |
