2011 ACTS OF

THE LAKES AT BELLE TERRE HOMEOWNERS’ ASSOCIATION;

POLICIES          and RULES OF THE BOARD OF DIRECTORS

 

            The following Policies and Rules, listed in order of enactment, have been passed by a vote of the Board of Directors or duly voted on by the membership, pursuant to the Covenants, Articles and By-laws of the Association and the Louisiana Homeowners’ Act, R.S. 9:1141.1 et seq., are hereby appended to the Covenants and By-laws. 

 

BOARD MEETING, FEBRUARY 20TH, 2011:

Passed and approved by majority vote , and effective immediately:

 

19.       In addition to the $30(at 30 days) and $10(at 60 days) late fees previously implemented for delinquent dues, the HOA will levy a fine of $1 per day for each day starting on the 61st  day of delinquency, until paid in full, pursuant to the board’s authority to enact fines of up to $10 per day for any violation of the restrictions.

 

20.       The fine for all violations other than delinquent dues is set at $10 per day until the violation is remedied.

 

21.       Liens filed by the HOA for dues, fines, maintenance or other reasons will be published in the newsletter and on the HOA website.

 

22.       There will be a $25 NSF fee assessed to any owner issuing an NSF check to the HOA.

 

23.       Any member in good standing may submit a written request for a temporary waiver of enforcement of a restriction.  The waiver request must be submitted at least 2 weeks in advance, barring an emergency.

 

BOARD MEETING, JULY 25TH, 2011

Passed and approved by majority vote , and effective for 2012:

 

24.       HOA annual dues assessments will remain at $150 per household per year.

 

BOARD MEETING, AUGUST 19TH, 2011

Passed and approved by majority vote , and effective immediately:

 

25.       Until further notice, the following signs will not be considered a violation of the restrictions.  THESE RULES ARE TEMPORARY AND SUBJECT TO CHANGE:

 

GARAGE SALE SIGNS, under the following conditions:  

  1. Signs must be placed on servitudes between street and sidewalk only, and one at the entrance on the edge of Highway 16.
  2. You may post no more than 4 signs for no more than 3 consecutive days. 

 

 

 

SCHOOL SPIRIT SIGNS:  One per lot, from inside a window only.  They must be professionally made; not advertising any event, sale or specific activity, and not more than 20x24 inches in size.

 

SECURITY AND SAFETY SIGNS: One small home security sign to be posted outside on a stake near the home, and  Handicapped, No Trespassing, No Solicitation, Dog Warning and Fire Safety signs in a size not to exceed 20x24 inches to be posted within a window or permanently displayed on a fence, as may be appropriate.

 

ALL OTHER SIGNS ARE PROHIBITED, INCLUDING:  POLITICAL, RELIGIOUS, ADVERTISING, EVENT, BIRTH, BEREAVEMENT, ANNOUNCEMENT, ETC.
