*** Annual HOA Meeting ***

The Annual HOA meeting is scheduled for Wednesday, November 5, 2009 at 6:00 p.m. at the Watson Branch Library. Annual ballots will be mailed at the beginning of Ocotber. Please cast a vote and return your ballot by mail or bring it to the meeting.

Please note that only residents in good standing with the subdivision will be allowed to vote or run for office. If you have outstanding dues or pending restriction violations please contact a board member immediately to ensure that your vote counts.



*** INFORMATIONAL MEETING ***

An informational HOA meeting was held Tuesday, September 8th. The purpose of this meeting was to discuss ideas for the annual ballot. Some of the items to be voted on include annual dues, how to handle restriction violations and deliquent payments, 2010 HOA officers, and much more. A sample ballot will be posted under links. If you have any other ideas or suggestions for the ballot, please contact a board member. Ballots will be mailed out in the beginning of October.


*** ANNUAL DUES INCREASE ***

**Annual Dues Invoices were sent out January 10, 2009. As per the Homeowners vote collected on November 5, 2008, the annual dues have been increased to $150.00 for 2009. This increase has enabled the Association to complete many needed and wanted projects that this subdivision has been unable to provide funds for in the past. Please see the list of Updates and Upcoming Projects below.**



UPDATES:

    * The Fountain has arrived!!! We were finally able to install a beautiful new fountain in our lake. A big thank you to Dave at CCR Ponds and to all the homeowners that were inconvenienced while the installation was being completed.

    *The cul-de-sacs are landscaped! Each cul-de-sac has been built up with dirt(to aid with draining water), sodded, and landscaped with crape myrtles and evergreen bushes.

    *A 3-way stop has been installed at the corner of Rue de Vior and Rue de Fluer. White road tape has been added to the road to enhance awareness of the stop sign. This has really helped with the speeding down Rue de Fluer.

    * Spotlights have been added to the front entrance of the subdivision and they look incredible! This has helped make our signs much more visible at night.

    * The By-Laws and Articles of Incorporation have been posted under the restrictions link. You must have Adobe to download these documents.


    * The culvert and sidewalk on Rue de Lac is finally completed!

    * The landscaping in the front of the subdivision has been spruced up. Fresh mulch and new plants were added, but we also were able to use all of the old plants which helped save a lot of money.

    * The Front entrance signs have been bleached and pressure washed.

    * The crape myrtles have been trimmed and fertilized.

    * The information board at the front entrance has been painted.



      * All of the street lights, stop signs, and fire hydrants have a fresh coat of beautiful paint. Thanks to Mr. Rice Sutton, who also paints mailboxes and door refinishing.

    COMMUNITY MANAGEMENT
    As of July 31, 2008, the contract with Community Management has been terminated. We appreciate their efforts to make our neighborhood a better place, and are happy that our separation is amicable. We wish them the best of luck in the future.


    ****WARNING TO ALL RESIDENTS****
    Please remember the lake rules state that children under the age of 6 must be accompanied by an adult around the lake.

    We also have warned a few children about swimming in the lake. It is also a lake rule & most importantly - it is not safe to swim in the lake, please talk your children about this matter.


     
    Lets keep our neighborhood beautiful 
    It is a restriction...we must keep our property maintained!!! Also, trash in our lake is becoming a problem. Please remind your children about littering in and around the lake.
    The restrictions state: Boats, vehicles, campers or trailers of any kind or parts, or appurtenances or any boats, vehicles, campers or trailers shall not be kept or stored or repaired on any lot except in the rear of the residence and shall not be visible from any street or the lake. Notwithstanding the foregoing, such equipment shall not be kept or maintained on any lot in a manner which would detract from the appearance of the subdivision.
    No junk cars, buses or similar vehicles will be permitted to be parked in the street or on the property.
    Each individual lot owner shall be responsible for the maintenance of all landscaping or his lot and for maintaining his lot(s), residence and driveway in a clean and orderly fashion at all times, and the owner shall be responsible for paying all costs of said maintenance and for any such repairs which may be necessary. Lot owners shall keep their lot(s) mowed at all times and free from rubbish, trash, debris and noxious weeds, in default of which the Architectural Control Committee may cause such work to be performed and may demand and sue for reimbursement for such costs and reasonable attorney fees.


    ***ATTENTION PET OWNERS***
    It has been observed by many of our residents and has been brought to our attention that there are several roaming pets that have become a nuisance problem. These complaints are concerning cats and dogs roaming in our residents yards, destroying flower beds, and relieving themselves. This behavior by your pets will not be tolerated. Please be courteous of your neighbors and help keep our neighborhood clean and problem free! We appreciate your immediate cooperation with this matter. The Pet Owner Rules are listed in the Restrictions under 'Livestock & Poultry' on page 3. Thank You.
     
    Speeding
    The speed limit in our subdivision is 25 MPH. Please watch your speed...we have had complaints. We do have a lot of young children in our neighborhood. Let's be very careful. I also want to add that we have had complaints about speeding 4-wheelers & dirt bikes. Let's please slow down. We would like to ask that everyone help slow down this traffic. We do not want anyone to be forced to contact the authorities due to this problem. If this problem persists, it will unfortunately jeopardize the use of these vehicles in the neighborhood for all of our residents.

    As per the lot owner vote collected on November 5, 2008, 3-way stop signs have been posted at the intersection of Rue de Fluer and Rue de Vior. These stop signs have really helped to slow incoming and outgoing traffic down Rue de Fluer. Thank you all for accepting this minor inconvenience for the safety of our children.
