Danita Forbes-CEO

Our corporate office is located in Columbia South Carolina where we are licensed by the Real Estate Commission holding a Property Manager-In-Charge license.

Our CEO has established guidelines that are followed to make certain that our clients and residents receive the same level of quality customer service.

Danita Copening-Forbes has more than 27 years of management experience with 17 years directly concentrated within the affordable housing industry. She is a specialist with HUD, Tax Bond,HOME and Trust Fund properties, as well as Low Income Housing Tax Credit programs. She also has many years experience with conventional and commercial properties as well.

She has in the past managed a School for Literacy while working in Pennsylvania.

Before branching out on her own, Danita Forbes has worked in every area of property management. Her career began in Philadelphia, PA and has branched to Columbia South Carolina. She has worked as an Office Assistant, upgrading to an Assistant Manager on up to a Site Manager. She was then promoted to a Senior Manager, District Manager to Regional Property Manager and now serving as a Housing Consultant.

With this level of experience, it is very easy for EMG to fairly evaluate the level of service for each job category that is in operation at your property.

Danita has received numerous designations from the affordable housing industry within the past two decades. She is a licensed PMIC for the State of South Carolina, she has received her ARM designation from IREM. Certification as Site Manager 101 from IREM as well. Danita received the following designations from NAHMA (National Affordable Housing Management Association), She is a CPO,SCHM,and NAHP-e. She is well known in the affordable housing compliance industry for being professionally excellent, and precise in matters of compliance.

She is also a Notary Public for the State of South Carolina.

Our CEO is the author of a Customer Service Manual that has been utilized for other management companies executives and their staff to achieve a higher dimension of customer service and professionalism of operations.

We exert and follow fair housing laws in accordance with HUD rules and regulations to guarantee that all prospective agents and site staff will treat your residents and customers on an equal opportunity basis without regard to race,color,religious creed, ancestry, sex,national origin,handicap or disability,familial status,use of guide animal because of blindness,deafness or physical handicap.
