Exciting News! The HOA recently submitted an application for grant funds (free money) through the City of Renton Neighborhoods' Program to improve/update some of our common area landscaping. Thanks to the more than 25 volunteers from the community who pledged hours to help out and install all the new plantings - we hope to hear by the middle/end of April if we will be awarded the funds, and will let everyone know - keep your fingers crossed! #3. The Renton Historic Museum has an interesting Smithsonian display opening on March 21st - "Key Ingredients in American Food". Home Burglary - Late last month, a home was broken into north of The Orchards in the 800 block of Chelan Pl. NE. It happened during the daytime with access gained through a broken window. Several items were stolen includng a camera and a Wii. If you were an Orchards Block Watch member, you would have already been alerted to this burglary. If you live in the general area of The Orchards and want to sign up and participate in the Block Watch Program send an email to the Orchards HOA Board. E-mail Scams & Phishing - Want to see how REAL one of these phoney emails can look - this email was recently received by a Bank of America customer. If something like this shows up in your email "IN Box" - Don't Fall For It! Call your bank and your internet carrier immediately (don't call the number listed on the email, AND DEFINITELY DON'T REPLY TO THE EMAIL!). THIS Adobe PDF file How to deal with unsavory Solicitors - the HOA contacted the Finance Office of the City of Renton. They advise - ALL SOLICITORS operating within the city limits are required to carry and show in plain sight an official Peddler Permit (Badge) issued only by the City of Renton - see copy attached - THIS Adobe PDF file. This Badge includes a 2"x 2" current picture of the solicitor, along with an expiration date. To obtain this Badge, the solicitor is required to pay a processing fee and a police background check is done BEFORE the Badge is issued. If you have a solicitor at your door who does not immediately produce this Badge, the City wants you to ask them to leave and then call 9-1-1 and report them. Repeat problems with unsavory solicitors from the same company should also be reported to the HOA and the City's Code Compliance Reporting Hotline at 425-430-7373, so the City can investigate and take any necessary appropriate action. Car Prowls - continue everywhere in King County, including in our community - be sure to not leave any valuables in plain sight in your vehicle day or night, and lock all doors. Remember to always report to 9-1-1 any suspicious activity. The new Renton Graffiti Ordinance is now law, and makes graffiti and tagging illegal with serious consequences in store for those caught. Parents of minors who are caught can also now be penalized. If you see anyone actively tagging any property - call 9-1-1 immediately. For graffiti found anywhere in the City Please Report It on the City's Graffiti hotline - 425/430-7373. If graffiti is found on private property (fences, etc.), it is the responsibility of the adjacent homeowner to remove it ASAP! If graffiti is found on any of The Orchards common area property - please email the Orchards HOA Board, so it can be removed ASAP! | HOA Dues - Why Pay Them???
Beyond the legal requirement, as outlined in the CC&Rs recorded on each of our properties, everyone should pay their HOA dues promptly, so the Association will have the funds necessary to satisfactorily manage the community. There are a number of common areas, along with the two (2) main entrances located at Duvall and NE Sixth and at Union & NE 7th St. that the Association maintains at a substantial cost. These areas offer great aesthetic assets to the community and are vital to keeping up the community's appearance and preserving property values.
Orchards Master Annual Dues: Orchards I and II homeowners are billed directly by our management company, Bell-Anderson, at the beginning of each year. Cherrywood Lane, Peachtree Lane and Plum Grove homeowners pay their portion of the annual Orchards HOA dues monthly through their sub-homeowner associations, who in turn pay the appropriate amounts to the master OPCA. Board Meeting Information Annual Meetings. The Orchards 2009 Annual Homeowners Meeting was held on Tuesday, February 10th, 2009. The HOA Board has reviewed the 2009 Annual Meeting Minutes and has authorized their release - a copy is attached - THIS Adobe PDF file Budget Ratification. A Special Meeting of The Orchards HOA was held on November 21, 2008 when the 2009 HOA Budget was discussed, radified and approved. An HOA dues increase of $15 per year (for a total of $245/year per homeowner) was approved to begin January 1, 2009. As discussed at the Special Meeting, this dues increase is necessary for the HOA to hire an outside management firm to become more involved with the day-to-day operations, and to help maintain the consistent, positive appearance of our community. Regular meetings of the Orchards HOA Board are normally held on the SECOND TUESDAY of the month in the Peachtree Lane Clubhouse at 7pm. The next regular HOA Board meeting will be held on Tuesday, May 12th, 7:00 p.m. in the Peachtree Clubhouse. ALL homeowners living within The Orchards HOA are encouraged and always welcome to attend any HOA Board meeting. |
